Concierge cleaning support for deep cleans, pre-arrival needs, post-project cleanup, special events, and other occasional requests. Turnover cleaning is provided through our preferred cleaning partner and includes one free guest readiness inspection (Grounded Glance) per month. Pricing is based on the specific scope and availability.

From a quick guest-ready check to a deeper, more thorough visit; choose the level of oversight your property needs, scheduled regularly or booked as a one-time visit.
A quick visual check to confirm your property is properly staged and guest-ready. Making sure nothing obvious was missed, like a bed without the pillows shown in your listing photos. Capped at one hour, this is a fast confirmation pass, not a deep inspection.
Everything included in Grounded Glance, plus a deeper pass. Reorganizing kitchen cabinets, checking for wear and tear, and reporting any damage we find. Booked on a recurring schedule or as a one-time visit, this is a closer, more thorough look at your property's condition. A visual, checklist-based walkthrough; not a licensed home inspection.
Local, onsite support when you need someone there in person. From routine property checks and securing the property to receiving deliveries, meeting vendors, and handling time-sensitive owner requests. A reliable local presence when you can't be there yourself.
Standard pricing includes a 25% discount for properties using any ongoing service. After-hours and urgent rates apply.
While we cannot commit to after-hours and urgent coverage at this time, we do our best to accommodate whenever possible.

Every property has different needs, so services are structured around the level of support that makes sense for you. Rather than requiring a percentage of revenue management agreement, The Grounded CoHost offers flexible service options.
After understanding your goals, property and current setup we’ll recommend the services that provide the most value without paying for things you don’t need. We outline a clear monthly flat fee structure after an initial property assessment. All costs are presented upfront in a service agreement.
You are also welcome to request concierge services which are simply by the hour tasks that do not require a structured service agreement.
Absolutely. You can use The Grounded CoHost in whatever way makes sense for your property and your hosting needs. Some clients may need a single service or one-time project, while others may want ongoing support across several areas. You can also add services when you need them or use different services at different times of the year.
There’s no requirement to commit to a full-service arrangement. The goal is to provide the right level of support when you need it; whether that’s a one-time visit, seasonal assistance, an ongoing service, or a combination of services that changes over time.
The Grounded CoHost is designed for hosts (whether you are owner managed or cohosted) who want support without handing over the operation. Rather than taking control of your listing or revenue, we provide targeted local support and operational services that fill the gaps in your existing hosting model.
Whether you manage your property yourself, work with a remote cohost, or simply need help with specific aspects of day-to-day operations, our services are designed to complement the way you already host. From property oversight and guest communication to vendor coordination and operational processes, you get the support you need while maintaining the level of involvement and control that works for you.
Absolutely. The Grounded CoHost works alongside your existing team whenever possible. The goal is not to replace trusted cleaners, maintenance providers, or local partners - it is to help create better communication, clearer expectations, and greater visibility.
The Grounded CoHost offers a range of onsite cleaning support, including turnover cleaning, deep cleans, linen services, and concierge-style cleaning support. These services are not currently available as we build out our local service capacity, but we expect to offer them as they become available.
We can also provide cohost maintenance for small, non-specialized handyman tasks that can be handled during an onsite visit. For larger repairs or specialized work, we can assist with coordinating a preferred vendor already identified by the property owner and help keep the owner informed throughout the process.
Our goal is to provide practical, local support while keeping owners in control of their property and their vendor relationships.
We do carry general liability insurance that covers all of our contractors.
We are not licensed inspectors and cannot provide inspections for HVAC, Electrical, Plumbing, or any other trade. We provide visual inspections only.
We are located in Clute, Texas within 15 minutes to Surfside Beach.
